Hello Trail Head neighbors and friends. I hope that all of you are having a great Summer and staying healthy and happy. It’s been a long few months since the pandemic hit Northern Colorado and I’m sure we can all agree that our lives are much different now than before the pandemic.
The real estate market in Trail Head has remained fairly stable over the past two months, especially in the last few weeks as the Summer sales market has started to heat up. There are currently eight (8) homes in the neighborhood under contract and one (1) home currently for sale. I expect those numbers to continue as we move into the Fall as we are seeing quite a bit of sale activity across many price ranges in Colorado.
June and July Trail Head Real Estate Report
There is currently one (1) property for sale, seven (7) under contract, and three (3) homes that have sold in this two month period. These numbers are fairly consistent for what we experienced in April and May with the exception of the number of homes sold during these two month periods, In May and June there were 9 sales vs only 3 sales in June and July. This is where we can now see the effect of the pandemic.
The data below represents all of the homes that have been listed, under contract and sold between June 1, 2020, and July 29, 2020 and separated by Attached Dwelling Listings (ATD) and Residential-Detached Listings (RES). A = Active, A/B = under contract, P = Pending (same as Under Contract), S = sold.
