February and March 2020 Trail Head Neighborhood Report

Jeff Rubenstein is the Trail Head Realtor. He and his family live in the neighborhood and he has sold numerous homes in Trail Head and an additional 360+ homes during his 16-year career in real estate as a Realtor and investor.

For this month’s edition of the Trail Head monthly real estate report, I wanted to bring you a couple of months of information (February and March) as we have had quite a bit of activity going on in our neighborhood when it comes to our neighbors buying and selling homes.

First of all, I hope that all of you are doing the best possible during this COVID -19 virus crisis sweeping the globe. These are unprecedented times in our lives and one’s that we will soon never forget. This is a time where we must take care of our health, our families and continue to do our part individually and collectively to slow down the spread of the virus.

Last week, the stay at home order was put into effect in Larimer County and then onto statewide shortly thereafter.  At that time, real estate was NOT considered an essential service.  Fortunately, the National Association of Realtors stepped in and was able to have the Realtor included as an essential service.  This was a huge win for Realtors as well as for home buyers and home sellers.  Did you know that 17% of the workforce in the United States is directly tied to the real estate industry?

What does the future of the real estate market look like?  That’s a great question and I wish that we had the answer to this question.  It feels like everything in the world right now is uncertain and real estate is no different.  As long as interest rates stay low, which there is every indication that rates will stay low…for now, and seasonal inventory increases the real estate market should stay strong.

February and March Trail Head Real Estate Report

There are currently four (4) properties for sale, seven (7) under contract, and nine (9) homes that have sold in this two month period.  Nine homes sold in two months… in February and March which are historically slower months in Northern Colorado Real Estate? Considering that there were a total of 20 homes total that sold in our neighborhood last year, nine sales in two months is a very large increase in people moving in and out of our neighborhood. The new construction has and will continue to support and increase of real estate sales in Trail Head.

The data below represents all of the homes that have been listed, under contract and sold between February 1, 2020, and April 1, 2020 and separated by Attached Dwelling Listings (ATD) and Residential-Detached Listings (RES).  A = Active, A/B = under contract, S = sold.
