October 2019 Trail Head Real Estate Market Report

It sure does feel like the high winds that we’ve been experiencing these past few days may just be bringing in Winter.  Has anyone else been awakened out of a deep sleep with a burst of wind howling through your bedroom or is it just me? 

Wait …I’m not ready for Winter yet.  It feels like it just changed from Summer into Fall and now we get an early Winter? I sure hope not.  We still have Halloween and Thanksgiving… and then we can have Winter. Are you good with that too?

Did you know that in our Trail Head neighborhood there we no homes sold in September and no homes sold thus far in October?   Zero… nada… none. This is the first time that this has happened all year during which here has been at least one sale each month from January through September. Is this something to be concerned with?  I would say that we don’t need to be overly concerned at this time. 

However, based on the average list price and average days on market for the five (5) currently for sale, home values in our neighborhood are dropping just a bit.  Fortunately, interest rates are very low and the federal reserve has indicated that they are not going to raise rates and that they may actually lower them a bit more.  Time will tell. I’ll be keeping a close on the real estate market in our neighborhood and will, of course, keep you updated with the most relevant and important information and data. 

Right now there are five (5) homes for sale and two of them are the new townhomes being built. Here is a snapshot of the current status of the homes for sale in our neighborhood.
