Trail Head Market Report, February 2019

Brrrr… it’s been pretty cold this week across Northern Colorado as we ease into the end of February with the thought of Spring right around the corner.  I’m pretty sure that the groundhog didn’t see his shadow this time around and that Spring is supposed to come early.  I’m not sure that I trust that groundhog very much.

Seasonally, the real estate market usually slows down in the Winter and this Winter has been no different in the Trail Head subdivision.

As of today, February 19, 2019, there has been one home that sold this year, one home currently for sale and one home under contract. So, if you’re waiting until the Spring to put your home on the market you may want to re-think as there is basically no competition right now as opposed to the Spring and Summer when there will be more homes for sale.

This is a simple supply and demand concept.  When there are fewer homes on the market for sale, there is less competition vs when there are more homes for sale.  More homes for sale puts downward pressure on price as now the buyer has options and a better market to negotiate.  Fewer homes on the market mean less competition thus making it more difficult for buyers to negotiate. Something to think about if you’re going to be selling in the few months and into the Summer.

903 Campfire Sold on 1/4/19 for $338,000 $3,100 over list price) after being listed for only 2 days at $334,900.
